Ask which buildings are licensed or contractually available for guests and which are staff-only. Recent photographs and maintenance status should be tied to the proposed stay. Pools, gyms, treatment rooms and water-sports equipment need operating confirmation, not brochure language.

Staff

Define island manager, housekeeping, chef, service, engineering, boat crew, security and childcare roles by hours, qualifications and accommodation. “Fully staffed” does not show the staff-to-guest plan or overnight coverage. Private security must operate lawfully and coordinate with the owner.

Provisioning is a logistics project across islands. Menus, allergies, children's meals, alcohol, water, fuel, medicines and specialist items need lead times and substitution approval. Transfers

Build the chain from international origin to the lawful first entry point and then to the island. Boat arrival requires a designated Port of Entry, customs and immigration clearance and current cruising documentation for a foreign private vessel. Aircraft/yacht access

The proposal should name the operating carrier or vessel, tail or registration where assigned, gateway, handler, dock, baggage limits, schedule basis and weather decision-maker. A yacht cannot enter or anchor merely because the island owner agrees; the master and authorities retain their roles.

For a medical contingency, identify communications, nearest appropriate facility, transfer method, weather limits and decision authority. For hurricane or severe-weather risk, request early-departure triggers, shelter plan, supply reserve and contractual treatment of evacuation, shortened stays or transport cancellation.

Rates

No verified island rate is published. Compare a dated total that separates rent, exclusive-use scope, taxes, service charges, staff, food and beverages, fuel, boats, aviation, permits, activities, security, medical coordination, damages, deposit and cancellation. Can our private jet land directly on the island?
